Greenscapes VA provides snow and ice removal for commercial properties across the Roanoke Valley. We work with property managers, facility management companies, medical and dental offices, retail outparcels and HOA common areas on both per-event and seasonal contracts.

This is a commercial service. We do not plow residential driveways.

How We Handle a Storm

Most of our clients run a trigger depth — commonly 2 inches for an occupied property that has to be open at 8 AM, or 4 inches for a vacant or lower-traffic site. When accumulation hits the trigger, we are on the property without waiting for a phone call.

On a typical outparcel that means plowing the drive aisle and fire lane, clearing sidewalks by hand where equipment will not fit, and applying granular salt to the lanes and walks as a separate line item. Heavy storms are handled as multiple pushes rather than one pass at the end, because a foot of snow moved all at once is a worse result for everyone.

What You Get With Every Visit

  • Timestamped before-and-after photos — on a vacant or closed property, that documentation is the only proof the work happened, and it is what protects you in a slip-and-fall claim
  • Certificate of insurance naming you as additional insured
  • Salt billed separately per application, so you are not paying for de-icing on a dry push
  • Sidewalks cleared by hand where a machine would damage the walk or cannot reach

Per-Event or Seasonal

Per-event billing charges by push and suits properties that can absorb a variable winter. A seasonal flat rate fixes your cost for the whole season regardless of how many storms come, which is what most multi-site managers prefer for budgeting. We will price both so you can compare them against your own tolerance for a heavy winter.

We build seasonal pricing on a realistic event count rather than an average year, because the winter that blows a budget is the one with nine storms, not the one with five.

Book Before the Season

Winter routes are set in advance and capacity is finite — a route has to be geographically tight to be serviceable at 4 AM. Contracts are typically locked in by mid-November for the November 15 to March 31 season. Properties that call after the first storm are competing for whatever is left.

Common Questions About Commercial Snow & Ice Removal

Do you plow residential driveways?

No. We handle commercial properties only — parking lots, fire lanes, sidewalks and common areas. A driveway is a different operation with different equipment and a different route economy.

What snow depth triggers a visit?

You set it in the contract. Two inches is typical for a property that has to be open and accessible first thing in the morning; four inches is common for vacant or lower-traffic sites. We go when the trigger is met, without waiting for a call.

How is salt billed?

Separately, per application. That way a dry push does not carry the cost of de-icing you did not need, and a freeze-thaw event that needs salt twice is billed for what it actually took.

What happens in a very large storm?

Heavy accumulation is handled as multiple pushes rather than one pass at the end. Clearing a foot of snow in a single attempt gives a worse result and risks leaving the property unusable in the meantime. The contract spells out how accumulation converts into pushes.

Can you provide proof the work was done?

Yes. Every visit comes with timestamped before-and-after photos. On a vacant property that is the only record anyone has, and it is also what supports you if a slip-and-fall claim is filed months later.
